1.
How do you run the electricity in a log home?
As the log are stacked we drill holes in the logs for the wires. The
plugs and switches are also cut during the log stacking.
2. How is the plumbing and the central heat
and air run in a log home?
The plumbing and heat & air are basically run the same as a
conventional stick built home. The only difference is we may need
to move the plumbing from a log wall to a stud wall.
3. Where do you build?
We build anywhere in Oklahoma however, outside of about a 75 mile
radius of our office we charge for mileage or room and board for
our crew.
4. Do you build on my site or at your facilities
and then ship to my site?
The logs are cut on your site, this allows us to make any unforeseen
adjustments to the home.
5. Are the logs treated?
No, the logs are shipped from the mills raw and will require some
type of wood preservative.
6. What is the maintenance on a log home?
A log treatment is required to protect the logs from the elements.
We use Woodguard however, there are many products on the market
for log homes. The first coat, of Woodguard, will usually last 1
to 3 years. Your second coat and coats thereafter will generally
last 3-5 years. Woodguard is fairly easy to apply, it can be sprayed,
brushed or rolled it just needs to penetrate the logs.
7.
Will the logs shrink and crack?
The majority of log we use are dead standing, which means the trees
were dead three to five years before they were cut and milled. Therefore,
they are a very stable log and the shrinking and checking (cracks)
have already occurred before they were even cut. However, logs are
a product of nature and there is a very good chance that you will
have some additional checks appear as your logs adjust to its new
environment.
8. Is it hard to finance a log home?
Yes and No. The difficult part of financing a log home is finding
other homes the same as yours, within a mile or so from you, that
has been sold within the last year. This information is needed for
the appraisal. Most people who build log homes do so on acreages
with limited homes in the area, which requires the appraiser to
search outside of the normal limits to find these homes. Most lending
institutions are familiar with this problem and make the necessary
adjustments for the log homes. We do still occasionally run into
a problem with a lending institution who is not willing to make
this adjustment but, there are all kinds of lending institutions
who will greatly appreciate your business, so this is really not
a major problem.
9. Is the insurance on a log home higher
than a brick home?
Yes, but not by much. When our insurance agent compared a brick
home with a log home, the log home ran just $60 more per year to
insure than the brick home.
10. Are log home more expensive than brick
home?
This is one of the most frequently asked questions. If you built
the exact same house one using brick veneer and the other with logs
and finished the inside exactly the same your brick home would cost
the same as your log home.
11. What kind of warranty do you provide?
You will have a one year builders warranty for workmanship. The
warranty on things like your appliances, heat & air are covered
by the manufactures and will vary with the individual manufacturer.
The logs themselves do not have a warranty, which should not alarm
you, wood is a product of nature which makes it difficult to warranty.
The logs are also milled by mills with years of experience and they
can spot problems way before the logs are even milled and sent to
the consumers. Also, most log warranties will only replace the bad
portion of the log and this will generally consist of sending you
only a specific amount of log. They usually will not cover your
cost of the labor to remove and replace the log, which is the bulk
of your cost.
12.
Do you have specific plans or do you custom build?
We do custom build however, we have a plan book that has plans in
it that you can choose from. You can also modify any of those plans
or you can even draw up your own plans.
13. Can I add on to my log home in the future?
You can add onto a log home much the same as you can add onto a
conventional stick built home.
14. What kind of foundation does a log home
require?
Using an 8” or 10” log will not require any additional
support for your foundation. You can build a log home on a slab
or crawl space foundation. There are pros and cons with both foundation
types so, the choice is strictly up to your personal preference.
15. How long have you been in business?
Our company was incorporated in October of 1977.
