We are a custom builder of residential homes, specializing in log homes. When you build with us the choices are virtually endless, you will have the choice of different designs, floor plans, log styles, interior and exterior finishes. You also have the choice of selecting different phases of construction. For those individuals that are handy with a saw, we can supply you with the logs to build the home yourself or perhaps you’d rather have us complete the exterior of your home while you finish the interior at your own pace. And for those people with limited construction skills or spare time we can completely finish the home. It is generally not a question of if we can do it, it is a question of whether it will effect the cost.

Most log home companies offer you a limited selection of plans and specialize in only a few styles of homes. At Doyle Austin Log Homes we allow you to satisfy your individual needs by working with you to design a home to fit your needs... not what someone else decides you need.

PRICING

Log homes are generally no more expensive than a standard frame home. By using whole logs you eliminate five steps; framing, sheathing, insulation, drywall and exterior coverings. In fact, if you compare a standard frame home with a log home, using the same construction methods, the homes will usually be the same price.
We have furnished our base prices for you to use to get a ballpark figure of your custom plan or to get a general idea of the size of home your budget will allow. To eliminate the guesswork on your custom plan we offer Free estimates. We also have a plan book with our standard floor plans and it comes with a current price sheet.

BASE PRICING: We break the pricing in three different stages of completion. The pricing is based on a four corner, straight roof line home using 6”x 8” D-shape logs and conventional trusses built within a 75 mile radius of our office. The base pricing does not include the land, clearing or leveling of the building site, well, septic, connecting the utilities to the home, fireplaces, porches and the blueprints. This is not to say we don’t do these items it is just not included in the base prices.

Our log packages start at $9 per square foot and consist of enough linear feet of logs to construct the exterior walls, log tape or equivalent and 10” screws or equivalent. Sales tax and freight are not included. We suggest you purchase your other building materials locally; this offers significant savings and simplifies any material storage problems.

Our shell homes start at $47 per square foot and include the log package, plus the foundation, the log walls erected, composition shingle roof, exterior metal doors, thermopane windows, interior stud walls, and one coat of exterior sealer. The exterior of our shell homes are basically complete and ready for you to start work on the interior. Slab foundations do not include plumbing and the crawl space includes the sub-floor only. Fireplaces, porches and decks can be added for an additional charge.

Our turn-key homes start at $70 per square foot and includes, both the log package and the shell plus allowances for the lighting, counter tops, carpet and vinyl. They also come with custom cabinets, range, range hood, garbage disposal, dishwasher and central heat and air. All the plumbing and electrical within the home is complete. The home is essentially finished and ready for you to move into. Fireplaces, porches and decks can be added for an additional charge.

Covered porches - start at $25 per square foot and up.
Decks - start at $20 per square foot and up.
Fireplaces - one story - start at $6,000, zero clearance with hand crafted stone.
two story - start at $7,500, zero clearance with hand crafted stone.
Garages - start at $40 per square foot and up.
Screened porches - start at $35 per square foot and up.

CUSTOM PRICING: Custom pricing is given on any plan you send to us for an estimate. The estimates are priced according to the following specifications (unless otherwise specified) and will include the move-up and premium turn-key upgrades, if requested. The custom pricing does not include the land, clearing or leveling of the building site, well, septic, connecting the utilities to the home and the blueprints. This is not to say we don’t do these items it is just not included in the price.
The plans will be estimated as they are drawn. Therefore, if the home has a fireplace, the price of a fireplace is included in the turn-key price or if the home has 542 sq. ft. of covered porch the cost of the porch is included in the shell and turn-key prices.

“LOGS ONLY” includes: logs, log tape or equivalent and 10” screws or equivalent. Sales tax and freight are not included.

STARTER TURN-KEY: Starter turn-key homes have sheetrock ceilings and sheetrock interior stud partition walls. Note : The exterior walls are solid logs only the partition walls have sheetrock.
MOVE-UP TURN-KEY: Move-up turn-key homes have wood & beam ceilings and wood covered interior stud partition walls in the living/great room, dining room and kitchen. All other areas of the home will have sheetrock ceilings and sheetrock interior stud partition walls.
PREMIUM TURN-KEY: Premium turn-key homes have wood & beam ceilings and wood covered interior stud partition walls through out the home.

All of our homes have solid log exterior walls and are estimated with the 6”x 8” D-shaped logs, unless otherwise specified. Our move-up and premium turn-key homes are estimated with 1”x 6” wood ceilings, 1”x 8” wood covered interior stud partition walls and 7” hand-peeled beams.

Note: Log siding will be installed in attic space on gable ends in place of solid logs. Solid logs can be added for an additional charge.
